In partnership with Douglas County, Wellspring Community is developing a new housing solution for adults with intellectual and developmental disabilities (I/DD). The project entails the conversion of an existing La Quinta Inn, located at 884 Park St, Castle Rock, Colorado. The existing hotel is three stories, 31,347 SF, and has approximately 63 rooms.
After studying various room configurations, we developed a solution with 42 total rooms. Some of the rooms will be combined to create 1-bedroom apartments for the residents. Other rooms will remain as studios with the potential for someone to oversee four individual rooms. All rooms will feature a small kitchen or kitchenette. The breakdown of room types is:
- (22) 1-Bedroom Units with ~635 SF
- (15) Small Studio Units with ~312 SF
- (3) Large Studio A ~540 SF
- (2) Large Studio B ~380 SF
One of the key design drivers was reusing the existing room configuration as much as possible. It was also important to allow each resident to have a sense of individualism, as this is the first time many will live independently. The building is intended to function as a close-knit community, with ample public areas to foster interaction between residents.
